Arlington, TX / Fence permit planning
New ordinary residential yard fencing inside Arlington, Texas, not Arlington, Virginia, unincorporated areas, subdivision perimeter screening or commercial work. Construction through Ordinance 24-054 and UDC through 25-059 must be read with adopted amendments 25-075 and 26-019; the latter is effective June 1, 2026 and changes district-specific zoning applicability. Construction 4.02(A)(2)'s literal not-less-than-50-percent repair exemption conflicts with UDC 5.3.4(C)(3), related UDC wording and department guidance, including exact equality: repair/replacement exemptions remain unresolved and excluded, without exempting entirely new installations. No universal front/corner height, visibility triangle, pool design, engineered detail, parcel approval or turnaround is supplied. Posted fee resolution 25-258 is dated October 1, 2025; a later agenda does not establish an enacted replacement or the current all-in charge.

A new fence inside the City of Arlington, Texas requires a building permit before installation. Use the city-linked ArlingtonPermits portal, confirm the applicant's applicable registration and prepare a scaled layout for zoning and construction review. This is a new-installation guide, not a determination that any repair or replacement is permit-free. Construction 4.02(A)(2) and the city's current single-family guidance agree on the new-work requirement. Arlington Construction Chapter; Arlington Single-Family Rapid Reference Guide
Confirm jurisdiction before comparing Arlington fence contractors. This article concerns Arlington, Texas, not Virginia or another city serving an Arlington mailing address. The city's official map service distinguishes municipal boundaries, parcels and zoning. Use that information to begin the inquiry, not as a boundary survey or proof that a proposed line is available for construction. City of Arlington, Texas official external GIS service
Why this answer is limited to new fencing
The Construction chapter expressly covers installing a fence. Its following exemption addresses repair or replacement, and does not make an entirely new installation exempt merely because it is short or uses an ordinary residential material. Do not import a generic model-code height exemption without reading Arlington's local provisions. Arlington Construction Chapter
The repair contradiction remains unresolved. Construction 4.02(A)(2)'s printed exemption conflicts with the UDC repair threshold and the department summary; related UDC wording also needs care at equality. The available evidence does not establish a controlling correction or repeal. If the actual job replaces an existing fence, obtain a current written city determination for that scope instead of applying this new-work article as an exemption. The reviewed adopted amendments do not supply that correction. Quick reference
| Question | Source-checked answer |
|---|---|
| Permit for a new installation | Construction 4.02(A)(2) requires a separate building permit to install a fence. The current single-family guidance also requires a permit for new fencing. The conflicting repair/replacement language is excluded, not extended to new work. Arlington Construction Chapter; Arlington Single-Family Rapid Reference Guide |
| Application route and packet | The city-linked ArlingtonPermits portal lists Fence Permits. Construction 4.03-.04 calls for work and land identification, valuation, an authorized application and clear scaled plans; the Building Official controls which supporting documents are necessary for the actual project. ArlingtonPermits official public portal; Arlington Construction Chapter |
| Account versus registration | Construction 4.01 establishes city registration requirements and a distinct homeowner-registration provision. Confirm the applicable registration before filing. A portal account or contractor registration is neither an issued project permit nor the city's endorsement of technical competency. Arlington Construction Chapter; ArlingtonPermits official public portal |
| Current zoning scope | The 2026 adopted amendment changes fence-rule applicability, including form-based downtown and specific district/overlay standards. Determine the property's actual district before applying the ordinary single-family privacy-fence table; the older consolidated applicability list is not sufficient alone. Arlington Unified Development Code; Adopted Arlington UDC Ordinance 26-019; Arlington City Charter and Code index |
| Ordinary privacy-fence baseline | Where 5.3.4(A)(2)(e) governs, privacy fencing is capped at eight feet measured from the highest adjacent grade within ten feet. Approved materials and street-facing orientation also apply. This does not certify front/corner placement, visibility, pool protection or a special district. Arlington Unified Development Code; Adopted Arlington UDC Ordinance 26-019 |
| Fee verification limit | The reviewed posted fee schedule is Resolution 25-258, effective October 1, 2025, with a distinct residential-lot fence category. Its amount is not certified as the current October 2026 assessment; confirm the applicable charge through the city before budgeting payment. Arlington posted Planning and Development Services fee schedule; ArlingtonPermits official public portal |
| Required inspections | Construction 4.13 subjects permitted work to inspection and requires access, notice and approval at the applicable stages before work is concealed or continued. Obtain the actual fence inspection sequence with the permit; a universal inspection count or turnaround is not established here. Start with the real permit route
The city's fence guidance sends applicants to ArlingtonPermits. Its public page lists Fence Permits and provides user-profile, payment, resubmittal, inspection and permit-printing guidance. That is the verified application entry. A broken older forms link is not evidence that applications are unavailable or that a third-party application service is required. Arlington Single-Family Rapid Reference Guide; ArlingtonPermits official public portal
Confirm who will hold the permit and which city registration applies. Construction 4.01 has registration requirements and a separate homeowner provision; a web account alone does not settle those requirements. The code also explains that registration is not a city statement of technical competency. When hiring a contractor, specify who files, answers corrections, pays assessed fees, schedules inspections and provides the final records. Arlington Construction Chapter
Confirm the actual applicant category and supporting-document list with Building Inspections before purchasing plans or signing a construction contract. The public portal identifies the fence service, not every requirement for a particular application. The department's published inquiry number is 817-459-6502. Arlington Single-Family Rapid Reference Guide
Prepare a legible site and fence description
Construction 4.03 requires identification of the work and land, including an address or appropriate legal description, intended use, valuation and an authorized application. Section 4.04 requires clear scaled plans describing the location and extent of proposed work. The Building Official may waive documents that are unnecessary or require additional information for the actual scope; this is not a requirement that every ordinary fence use engineered plans. Arlington Construction Chapter
For useful review, label the proposed new fence runs and gates against the existing house, other structures, streets, driveways, property lines and recorded easements. Identify materials, heights and grade conditions rather than submitting a product photograph without a location. Where the fence also supports soil, serves a pool or includes powered equipment, describe that component explicitly. Those are not ordinary-panel details to leave for after permit issuance.
A survey or recorded plat can help establish the layout, but an approximate GIS line or an old neighboring fence is not proof of a legal boundary. If the records do not settle a disputed line, resolve the location before construction.
Apply the right zoning rules, not just an old table
Arlington's older consolidated UDC must be read with adopted Ordinance 26-019, effective June 1, 2026. That ordinance changes fence-rule applicability, including the downtown form-based district and district/overlay exceptions. An older district name or a rule for a different development cannot be assumed to control an ordinary yard. Identify the actual district and any site-specific standards before selecting the fence. Arlington City Charter and Code index; Adopted Arlington UDC Ordinance 26-019
Where the ordinary single-family privacy-fence provision in 5.3.4(A)(2)(e) applies, the height cap is eight feet measured from the highest adjacent grade within ten feet. The provision also regulates materials and orientation. For example, its ordinary new privacy-fence list does not authorize chain link, sheet/roll/corrugated metal or improvised cast-off material. It addresses approved wood, masonry, ornamental metal, composite and vinyl categories with their own qualifications. Do not use a replacement-material exception as approval for a new product. Arlington Unified Development Code
For stockade or other screening next to a public street, the side with exposed posts or rails must face away from street view under the cited provision. Frontage, corner and reverse-corner placement have different limitations. This article supplies no universal front height, corner setback or safe visibility triangle. Show those conditions and obtain the applicable layout during review, rather than treating the general privacy cap as permission at every boundary. Arlington Unified Development Code; Adopted Arlington UDC Ordinance 26-019
Fees and construction follow the actual approval
The reviewed posted fee schedule identifies a residential-lot fence category and is dated October 1, 2025. A later fee agenda does not establish the current enacted schedule, so the older amount is not certified as the October 2026 charge or an all-in invoice. Confirm the current assessed fee with the city, including any separate component or registration charges. A budget estimate is not payment or issued permission. Arlington posted Planning and Development Services fee schedule; ArlingtonPermits official public portal
Construction 4.13 subjects permitted work to inspection. The permit holder must arrange the applicable inspections, provide access and obtain approval at the relevant stages before concealment or further work. Ask for the actual fence sequence when the permit is issued; do not assume a universal inspection count from a house-building checklist. Keep the approved layout available and obtain approval for material or location changes instead of making them silently during construction. No review or inspection turnaround is promised here. Before-you-build checklist
- Confirm City of Arlington, Texas authority, legal lot lines, zoning and PD/overlay conditions; a postal address or map is not a survey.
- Describe an entirely new ordinary yard fence; route repair/replacement questions separately because the adopted threshold conflict remains unresolved.
- Prepare land/work identification, valuation, authorized application and a scaled layout of existing conditions and new fence/gates.
- Resolve frontage, grade, easement and visibility conditions; identify pool, retaining, masonry or powered work separately.
- Confirm registration, use ArlingtonPermits, supply requested documents, resolve review/fees and obtain issuance before work.
- Follow approved plans and assigned inspections, keep work accessible before concealment and retain the permit and final records.

For a property governed by Grand Prairie, use the Grand Prairie permit and CSS guide. Its local fee and documents are jurisdiction alternatives, not Arlington rules.
Use the Arlington contractor directory for hiring after the application scope is clear. For broader geography, use the Texas contractor directory, Texas supplier directory and national contractor directory. The DFW permit guide and national permit navigator help identify the correct jurisdiction rather than substitute neighboring rules.
Irving's published guide is a same-state comparison for a different authority, not Arlington law. Keep project pricing in the Texas cost guide, property-rights questions in the setback and easement guide, and contract responsibilities in the buyer checklist.
