Lewisville, TX / Fence permit planning

Ordinary fence planning on developed residential property in incorporated Lewisville, including annexed Castle Hills, not every Lewisville mailing address or unincorporated Denton County. UDC VIII.6.3(B)(4) prohibits fencing vacant or undeveloped property unless it is both zoned Agricultural-Open Space and used for agriculture, farming or ranching; this guide does not extend that exception to empty residential lots. The linked UDC version is January 27, 2026; Building Services identifies the locally adopted 2021 construction codes and 2020 NEC, and the linked fee schedule is effective January 1, 2024. Screening walls, special zoning/PD, pools, retaining work, powered gates, clear zones and easements need applicable review. This guide is not a parcel approval or structural specification, an exhaustive later-ordinance check or a guaranteed timetable.

Lewisville normally requires a permit for a new fence and for regulated fence alteration, repair or replacement. The enacted minor-repair exception is not automatic: the Building Official must determine that only minor repair up to replacement of ten percent, or painting, is necessary. For permit-required work, use MGO Connect, obtain issued approval before construction and schedule the required fence final inspection. This guide covers incorporated Lewisville, including annexed Castle Hills, not every Lewisville mailing address or unincorporated Denton County property. The city records Castle Hills' completed annexation on November 15, 2021 and provides boundary documents. Confirm the responsible jurisdiction and actual lot lines before comparing Lewisville fence contractors. The application does not settle a disputed boundary or supply structural design. Lewisville Castle Hills annexation information.

The ordinary-home scope is developed residential property. UDC VIII.6.3(B)(4) prohibits fencing vacant or undeveloped property unless it is both zoned Agricultural-Open Space and used for agriculture, farming or ranching. This guide's ordinary-home application scope is developed residential property, not permission to fence an empty residential lot. Lewisville enacted UDC fence chapter
Permit and minor repairUDC VIII.6.2 normally requires a permit for fence erection, construction, enlargement, alteration, repair or replacement. Its exception depends on the Building Official determining that only minor repair up to replacement of 10%, or painting, is necessary. Do not self-approve a broader repair exemption. Application informationShow structures, fenced area/location, height, materials, zoning, rights-of-way/driveway/alley intersections, easements and any required clear zone. The code accepts a legal description or survey, or a plat plus aerial showing property lines; it does not universally mandate a new survey for every fence. Lewisville enacted UDC fence chapter
Height is not one citywide front-yard allowanceThe general ceiling is 8 feet from finished grade. Single-family/duplex front-yard provisions instead define 3.5-foot and conditional 6-foot zones, each at least 50% open. Have staff identify the actual zone; eight feet is not blanket front-yard permission. Lewisville enacted UDC fence chapter
Sidewalk and easement checksFences must be at least 2 feet from public sidewalk, walkway or trail pavement. Utility easements, above-ground public drainage easements and private drainage easements have different conditions; clear zones also cover adjacent driveways. No blanket easement or visibility approval is implied. Lewisville enacted UDC fence chapter
Listed residential fence feeThe current-linked schedule lists $50 for Residential Fence (New/Repair), distinct from its $100 commercial row. The ten-percent exception requires an official determination

Section VIII.6.2(A) requires permission to erect, construct, enlarge, alter, repair or replace a regulated fence. Its exception is for a Building Official determination of minor repair up to replacement of ten percent or painting. The current handout abbreviates this as a permit requirement for new fences and replacement exceeding ten percent of total fence length. Read the handout with the enacted qualification, not as a self-issued exemption. Lewisville enacted UDC fence chapter; Lewisville current residential fence requirements.

Document what will remain, what will be removed and the lengths involved. A changed location, height, gate or structural function may not be merely minor repair. Do not break a replacement project into small invoices or borrow a neighboring city's percentage rule. Exactly ten percent is not an automatic approval without the determination described by Lewisville's code.

The current Building Services entry lists the locally adopted 2021 construction codes and 2020 National Electrical Code. The separate UDC fence-permit provision remains applicable; a generic model building-code exemption does not replace it. The city-linked publisher displayed January 27, 2026 (current) for the UDC read here. This is a bounded source check, not a claim that every later ordinance was independently audited. Lewisville adopted code and Building Services entry; Lewisville enacted UDC fence chapter.

Height, front-yard zones and material restrictions

The general UDC fence ceiling is eight feet from finished grade, except where the chapter provides otherwise. That is not an eight-foot front-yard entitlement. For single-family attached/detached dwellings and duplexes, VIII.6.4(A) defines a front-edge area with a three-and-one-half-foot limit and another front portion with a six-foot limit. Both require at least fifty percent openness. Have staff identify the actual zones using the building's elevation, property line and the code's exhibit before choosing a panel. Lewisville enacted UDC fence chapter.

The residential rules allow chain link only in the specified rear/side locations, not along a public or private street, alley or any front-yard portion. They separately address manufactured fencing materials, while the general chapter prohibits improvised and unsafe products and slats woven through chain link. Do not read commercial or agricultural allowances as permission for the ordinary residential yard. Lewisville enacted UDC fence chapter.

All fences remain subject to clear-zone requirements, including driveways on adjacent lots and any additional City Engineer requirement. An open style is not automatic visibility approval. This guide does not prescribe one safe sight triangle for every street or gate. Lewisville enacted UDC fence chapter.

Sidewalks, easements and special functions

The code requires at least two feet from public sidewalk, walkway or trail pavement. That measurement is separate from a private property line. Utility easements have written-permission and crossing provisions; public drainage with above-ground flow has a different restriction from private drainage easements, which have material and flow conditions. Have staff apply the actual easement language instead of assume every easement permits a fence. Lewisville enacted UDC fence chapter.

Show gates and access on the application. The chapter requires a gate and provides a separate City Engineer driveway-approach approval for a gate over six feet wide. The handout asks for drive-gate measurements and motor specifications where applicable. Powered gates, retaining walls and pool barriers can require additional review; ordinary fence approval does not certify their structural, electrical or safety design. Lewisville enacted UDC fence chapter; Lewisville current residential fence requirements.

For single-family and duplex pools, VIII.6.4(E) refers to the adopted building codes. Do not use the separate multifamily/nonresidential pool paragraph as the homeowner's complete barrier specification. The handout also requires Castle Hills HOA approval before submittal. That private approval does not replace city permission. Lewisville enacted UDC fence chapter; Lewisville current residential fence requirements.

Prepare the code's fence-specific information

The enacted application list provides a useful minimum without demanding an unrelated new-house package:

  1. Building or structure locations, the area to be fenced and the proposed fence location.
  2. A legal description or survey, or a copy of the plat plus an aerial photograph showing property lines, as allowed by the provision.
  3. Proposed height and material for each differing run.
  4. Intersections of streets or other rights-of-way, alleys and driveways.
  5. The property's zoning district and easements affecting it.
  6. Any required clear zone, plus applicable gate or special-scope details.

The code does not universally require a newly commissioned survey for every fence. Its document alternatives are not a guarantee that a disputed line can be resolved from an aerial photograph. Use accurate records and obtain professional boundary assistance when actually needed. Lewisville enacted UDC fence chapter.

Apply, answer comments and obtain issuance through MGO

Start at the official permit page and follow MGO Connect. Select Texas and Lewisville, verify the current jurisdiction, and use the Fence Permit application. Supply the project information and the appropriate contractor details. The city's FAQ says a hired contractor should obtain its own permit; an owner-builder declaration should not disguise hired work. Lewisville current permit workflow; Lewisville permit and inspection FAQ; Lewisville current residential fence requirements.

Review comments and markups appear through the project/account, with email requests when more information is needed. Upload revised documents to the project rather than begin work while a correction remains outstanding. After approval the city issues an invoice; the permit page directs payment through MGO and provides the approval document for download after payment. Lewisville current permit workflow.

The current-linked fee schedule, effective January 1, 2024, lists $50 for Residential Fence (New/Repair). Its commercial fence row is $100, not the homeowner fee. Registration, reinspection, electrical/retaining scope or other applicable charges may be separate. Confirm the actual invoice rather than treating the residential row as an all-in government-fee quote. Lewisville current-linked building fee schedule.

Lewisville's FAQ specifically says fence applications need plan review and that review length depends on workload and revisions. No fixed approval time is promised. Keep the permit and stamped approved plans on the job site. Under VIII.6.2(B), a final inspection is required for every fence needing a fence permit; the handout also lists Electrical Final when applicable. Schedule through MGO, arrange Texas 811 before digging, and retain the final record.
